Planning a Home Addition: Room, Second Story or Patio Enclosure?

If your home feels crowded every time family visits, or you’ve outgrown it but don’t want to leave the neighborhood, an addition may be the answer. The hard part is deciding what kind. Building out, building up and enclosing space you already have all solve different problems.

The short answer: build out with a room addition when you have yard to spare and want living space on the main floor. Build up with a second story when the lot is tight and you need bedrooms or baths. Enclose a patio when you want more usable space without a full addition.

Room Additions

A room addition extends your home outward. It’s a good fit for a new bedroom, a bigger living room or a sunroom that pulls in the light. Main-floor additions are also easier for anyone who doesn’t want to deal with stairs.

What to think about: how much yard you’ll give up, how the new room connects to the rest of the house, and whether the roofline and exterior will look like they belong together. A good addition looks like it was always there.

Second-Story Additions

When the lot doesn’t have room to grow outward, you can go up. A second story can add bedrooms, bathrooms or a home office without losing any yard.

What to think about: whether the existing structure can carry the new floor, where the stairs will go, and how you’ll live during construction. Second-story projects usually affect more of the house than a room addition, so planning matters even more.

Patio Enclosures

Enclosing a patio turns outdoor space into a room you can use all year. It’s often the quickest way to add living space, because part of the footprint is already there.

What to think about: how you’ll use the room in winter and summer, how much glass you want, and how it will tie into the house so it feels like part of the home rather than an afterthought.

Comparing Home Addition Options

Type Good for Keep in mind
Room addition Bedrooms, living rooms, sunrooms on the main floor Uses yard space; needs to match the existing roofline
Second story Bedrooms, baths, an office on a tight lot Structure has to support it; affects more of the house
Patio enclosure Year-round living space from an existing patio Plan for comfort in every season

Before You Start

  • Write down the problem you’re solving. “We need a guest room” leads to a different design than “the kitchen is always crowded.”
  • Think about how it connects. The way a new room joins the house matters as much as the room itself.
  • Look at the whole budget. Include finishes, furniture and any updates to nearby rooms the addition touches.
  • See it before it’s built. 3D renderings make it much easier to judge size and flow.

How We Plan a Home Addition

Every addition we build starts with a site analysis and a conversation about how your family lives. From there, our team handles everything from the initial design to the final touches. You see the design in 3D renderings, our in-house estimator prices it, and you don’t commit until you finish the planning and design phase.

We’re a family-owned design-build company in Bethany Beach and have completed over 100 custom homes and remodels since 1995. See our home additions page, or call (302) 539-9646 for a free consultation.
